WHO IS REALTY-MART AMERICA & MLSAFFILIATES.COM?
Realty-Mart America / Randy Bess Real Estate is a discount flat fee MLS real estate marketing company offering MLS services. We are a licensed real estate brokerage in several states. Realty-Mart America and founder Randy Bess has created an affiliate network consisiting of flat fee MLS real estate brokers in about 30 states. When a seller signs up for flat fee service in any region of our coverage area, one of our local broker affiliates in the home sellers neighborhood will actually list the property on their local MLS system.


I'M NOT A BROKER CAN I STILL JOIN THE NETWORK?

If you are a licensed salesperson you can have your broker join our affiliate program as we cannot, by law, pay or collect a referral commission directly to a licensed sales associate. Payment must be made directly to your broker. You can work out the details with you broker or have him/her contact us with any questions! If you are not a licensed real estate broker/salesperson you cannot participate in our broker affiliate network!
Please have your broker complete the registration form and start receiving flat fee listings!


HOW CAN I REVEIW THE ONLINE MLS LISTING FORMS THAT HOMESELLERS COMPLETE?
Go to Mls Forms. You can review the listing agreement and data input forms there.

CAN I TRY TO SELL THE CUSTOMER ON A FULL SERVICE LISTING?

It is expected that the "Broker Affiliate," will not harass, cajole, or intimidate the "Seller," for additional services. If the flat fee program does not work out or if after listing the property, the seller decides they would like full traditional service the Broker may inform the "Seller," of additional fee services they can provide, but not pressure the "Seller," into these additional services.

CAN I EARN A COMMISSION IF I HAVE A BUYER?
Yes. If you have a ready, able and qualified buyer you may present an offer to the seller and earn a commission if the offer is accepted.


WHAT HAPPENS WHEN THE SELLER ACCEPTS A CONTRACT?
As the listing agent, you are expected to list the "Seller," only. You are not expected to close the listing for the Seller. If the Seller requests your assistance, you may of course charge a fee, for this service. However, we expect that you will not pressure the Seller on this point.


WHAT HAPPENS WHEN THE SELLLER CLOSES ON THEIR PROPERTY?
Based on the terms of the listing agreement the seller is required to inform you of a pending sale within 24 hours and fax a status change form with the selling price, closing date, escrow agent, and buyers agent information. The seller is also required to inform you when the property closes. Once the closing occurs the seller is required, based on the terms of the listing agreement, to fax the HUD settlement Summary within 24 hours after the closing so you can close out the listing on the MLS.

DO YOU HAVE A FLAT FEE MLS BROKER AFFILIATE IN MY AREA?

ARE THERE ANY OTHER CHARGES IN ADDITION TO THE $399 FLAT FEE?
For a one time flat fee of $399.00 home sellers can list their single family home, condo, townhouse, vacant land or multi-family dwelling on the local Realtor Multiple Listing Service. There are no additional listing fees or hidden charges. You will be obligated to pay a commission to the Realtor who delivers a qualified buyer, The commission will be the amount you have indicated in the listing agreement, usually 2% or 3%.

HOW LONG CAN I LIST MY PROPERTY ON THE MLS FOR $399?
The listing agreement will be for a term of up to 6 months. However, you retain the option to cancel the listing agreement at anytime without penalty.

DO I INFORM YOU WHEN I ENTER INTO AN AGREEMENT TO SELL MY PROPERTY?
When an offer is accepted the status of the listing must be changed to a pending sale within 48 hours to avoid a fine from the Multiple Listing Service. One reason why the MLS is so effective is because of the up to date accuracy of the listings. The change of status form or pending form must be signed and faxed to us once you have an executed contract. When you close on the sale of your property we will need a copy of the HUD settlement summary which will be supplied to you by the closing officer.  At that point we can close out the listing on the MLS satisfying the requiements of the Multiple Listing Service.

WHAT IS THE ADVANTAGE OF THE MLS SERVICE?
According to the local Realtors Association nearly 50% of all residential properties listed on the MLS have a contract within 30 days. If your home is priced within the market value range you have a good chance of selling your property in 30 days or less. The MLS is the single most powerful marketing tool in selling real estate. In fact, statistics show that nearly four out of every five residental properties are sold as a direct result of the Multiple Listing Service.

WHY MUST I SIGN A LISTING AGREEMENT IF I CAN CANEL AT ANYTIME I WANT?
The multiple Listing Service requires that a signed agreement be entered into before any real estate is listed on the MLS. The content of our listing agreement fulfills the rules and regulations required by the Multiple Listing Service. As you review the listing form you will find that there are no hidden items that work against you. The agreement was designed to benefit you, the property seller. A property can only be listed on the MLS for the listing period as indicated on the listing agreement. Since you, the real estate seller have the right to cancel the listing agreement at any time without penalty or additional fees it's to your advantage to list for the maximum period of 6 months.

WHAT IF I WANT TO MAKE CHANGES TO MY LISTING? OTHER FLAT FEE COMPANIES CHARGE A FEE FOR EVERY CHANGE TO THE LISTING!
Realty-Mart America and it's affiliates will never charge you a fee to make changes to your listing. Many companies will charge a fee each time a change is requested.

WHAT HAPPENS IF I SELL THE PROPERTY MYSELF WITHOUT THE ASSISTANCE OF A REALTOR?
Congratulations! you just saved even more commission! You do retain the right to advertise and sell your property "By-Owner".  The only time a commission  is due to a Realtor is when they deliver the buyer to you.

IF I ACCEPT A CONTRACT AND THE BUYER BACKS OUT CAN I REINSTATE THE LISTING TO ACTIVE STATUS?
Yes. Just let us know by faxing a status change request form and we will reactivate the listing right away. You may want to require as a condition in any offer, a letter form the buyer's lender indicating that they have been pre-approved for the loan amount needed to purchase your property. When you do accept the offer we will change the status of your listing to a pending sale on the MLS as required by the Multiple Listing Service.

CAN I GET A LOCK BOX?
Realty-Mart America does not provide a lock box devise. However you can purchase a combination lock box at your local hardware store.

ARE THERE ANY ADDITIONAL CHARGES FOR REINSTATING MY LISTING FROM PENDING BACK TO ACTIVE OR MAKING OTHER CHANGES TO MY MLS LISTING?
No. Many flat fee companies will charge a fee each and every time a change is made to the listing. We will never charge any additional fees.
